PREPARING YOUR HOME FOR THE MARKET
It's no secret that staging your home for the market is a crucial part of getting it sold, and a home that is clean and sparkling will sell for more than a home that is in disrepair. At Lynn Hayes Properties we stage every home before it is listed so that it will show its very best.
We may recommend that you update your light fixtures or hardware; we may bring in painters and carpenters. We may ask you to remove some furniture, or we may bring in some decorative items or plants for showing. Our philosophy is to recommend the things that will get you the most "bang" for your dollar - not to completely renovate your home. Some so-called "stagers" are making recommendations that require redecorating and may not be cost-effective. Some stagers advise home sellers to remove all personal items - we do not agree with this philosophy. Instead, we think that a home where buyers feel happy is more attractive than stark, impersonal rooms.
To get started, take an objective look at your home. First the outside: Are the walkways clear of yard debris? Is there any peeling paint on your front porch or front door, or is the paint faded or discolored? A simple fresh coat of paint on a front door can do wonders for the home's curb appeal.
Be sure your windows are clean, and put some pots of flowers on the front porch for some added color.
Now the inside: are there any visible cobwebs? Now is the time for that deep cleaning you've been thinking of doing. Have the carpets cleaned, eliminate any odors. Put away all clutter, invest in under-bed boxes to hide items from view. Use the highest wattage bulbs permitted by your light fixtures.
Are your rooms too crowded? You may need to put some furniture items in storage. The general rule is, if you can't walk easily through the room there's too much stuff.
If you think your flooring or wallpaper needs to be replaced, better to do it before it goes on the market. Sellers always ask, "Won't the buyer want to pick the color?" Possibly, but they may not become serious about the house if they think it needs too much work.
