Add small decorating touches such as flowers and plants to add a cozy
feeling; cook a pot of cinnamon sticks on the stove. Make sure
the house is sparkling clean since homebuyers are tougher judges of
homes they look at than of their own home! Keep your house free
of clutter such as magazines and last week's newspapers, and remove
any decorating touches that may overpersonalize your house.
- Don't
try to sell your house to potential buyers.
Realtors know their customers, and how to sell them on features
in a house that they are looking for. You will not know the
buyers who walk through your house, and in promoting details that
are important to you, you may "turn off" your potential
buyers. Let your house sell itself!
- Don't
play host to your buyers. Let them feel at home
in your house. Avoid expressions of ownership such as "my
kitchen," and "our garden." Allow them to browse
through the house at their own pace, and invite them to look in the
closets. Then be prepared to answer their questions and provide
details and features once they've seen the basics of the house.
- Realize
that not all prospects are buyers! They may not
be qualified, they may not even want to buy a house. Looking
at homes on Sunday might be their hobby! Don't feel that
you've lost a sale if they "get away."
