Home inspections are a critical part of the home buying process, and we take this very seriously.
At the minimum you will want a standard home inspection which checks all of the exterior and interior components of the home for any defects that may require repair or monitoring. We have several inspectors that we trust and will be glad to recommend one for you. You will also want a termite inspection to be sure there are no wood destroying critters present in the home.
If you are purchasing rural property with a well and septic system, these will need to be inspected as well. The standard water test includes a test for coliform bacteria and we typically will recommend an additional test for lead. You can also obtain a “broad spectrum” water test that includes arsenic or pesticides and other contaminants that are occasionally found in groundwater. These tests can take 2-3 weeks for results.
Other inspections we sometimes recommend, depending upon the situation, may include a chimney inspection, inspection of the heating and air system, a roofing inspection, and inspection of a water filtration system.
